What affects the value of your home?

  • Home condition
  • Location
  • Timing
  • Market condition
  • Competition

What does not affect the value of your home?

  • What you think your home is worth
  • What it was worth two years ago
  • What an appraiser said your house is worth
  • What you need to get out of this home to buy your next home
  • What you spent on certain upgrades

Your home is worth what a buyer says it’s worth.

Why you might want to have your home evaluated... even when it’s absolutely not for sale:

Your home may be worth a lot more than you think. Then again, it might be worth less. This is a subject that homeowners tend to get emotional about… especially around selling time.

That’s why it’s important to have an idea of the value of your home when emotions – and needs – are not running high. Evaluating your home right before selling is not necessarily the only time you should do so.

If you evaluate your home only when you’re selling, you may set your price too low because you need a quick sale to accommodate the closing date on your new home.

You might also put the price low because your neighbour’s home sold for less than expected. Conversely, you might set your price too high because of a strong personal attachment to your home, or because you feel the market is strong.

That’s why right now, even if you’re not selling, is the ideal time to get a rational, businesslike, objective evaluation of the current value of your most important asset.
